McDavid Estates Homeowners Important Community Guidelines

Dear McDavid Estates Homeowners,
 
With summer just around the corner, I want to wish everyone in our community a safe, fun, and relaxing season. The warmer days and school break mean our neighborhood is about to get a lot more active. To ensure it’s an enjoyable summer for everyone, please keep a few important community guidelines in mind.
 
- Street Safety & Mindful Driving
With children out of school, our streets will be busy with bike riders, scooter riders, runners, walkers, and pets.
  • Drivers: Please slow down, stay alert, and take extra care when driving through the subdivision.
  • Parents: Please remind your older children to observe standard traffic rules and exercise caution when operating motorcycles, motorized scooters, or golf carts on neighborhood streets.
- Respecting Private Property
As a reminder, there are no public common areas in McDavid Estates other than the streets and street easements. All yards are private property.
  • Walkers, bike riders, and scooter riders must stay on the paved streets and easements.
  • Shortcuts between houses are strictly prohibited without the homeowner's express permission.
  • This also applies to children playing; please ensure they are not playing in creek areas that run between homes or extend beyond the street easements.
- Responsible Pet Ownership & Recent Incident
With more neighbors walking their dogs this summer, pet safety and control are paramount.
Important Safety Notice: We recently had a serious incident where an unrestrained dog ran from its front yard and attacked another dog being walked on the street. Fortunately, the dog walker was an experienced dog trainer/handler and was able to fend off the attacking animal, preventing human injury. However, the dog being walked still required veterinary treatment. This could have been a much more severe situation.
To prevent future incidents, please adhere to the following rules:
  • Leash Required: All dogs must be on a leash at all times when being walked. Off-leash walking is not permitted.
  • Yard Security: If your dogs are in your front yard, they must be leashed or tightly supervised. Homeowners must also ensure backyards and gates are fully secure so pets cannot escape into the subdivision.
  • Clean Up: Please always clean up after your dog and dispose of waste properly.
